Crawl spaces in Florida

I recently had a client who wanted to purchase a home in the Clearwater/Dunedin area. It was a home built in 1950 and was built on a crawl space. Many homes in Florida are built on crawl spaces. My client is from Massachusetts so I had to settle her mind when she was wondering what crawl spaces were and if it was something she should be concerned about.

A crawl space is an area constructed between the ground and the bottom of a house, creating a permanent foundation and used in place of a basement. It does not have the depth of a regular basement, making it difficult for a person to be able to stand up when inside the small space.

Advantages and Disadvantages:

One of the advantages is having the house off the ground, as opposed to a concrete slab foundation. This is necessary when the house is being built in a damp area or an area that may be prone to the infestation of termites. It makes it more convenient to service plumbing and duct work as well. Also, having a floor that “gives” a little is a lot easier on the feet than a concrete slab! 🙂

Moisture is a huge disadvantage when building a crawl space, and proper precautions must be taken to avoid the damage that moisture can cause. Any water that accumulates in the space will travel upward, entering the floorboards, drywall and insulation. This can cause severe health and safety issues for those living inside the home. Make sure there is properly installed insulation which keeps moisture at a minimum and helps to prevent mold and health problems. A vapor barrier placed properly will create a thin concrete barrier over the gravel floor, keeping the moisture and any rodents out.

A crawl space consisting of its floor and walls fully finished in concrete is best overall. With this setup, rodents cannot burrow tunnels underground and enter the home. Concrete can also block out mold, various odors, poor air quality and keep high energy bills at a minimum.

A proper crawl space should have perforated pipes and gravel which are used in a trench around the crawl space to route water away.

Most of the older crawl spaces are vented. I have found different arguments for why this is good and bad. Good because air can circulate in and out. Bad because gases, moisture and mold may build up from the soil and enter the home affecting the air quality inside. Also bad because rodents and insects may be able to enter if there is nothing prohibiting them from getting in through the vent spaces.

Per this article on Greenbuildingadvisor.com (http://www.greenbuildingadvisor.com/green-basics/crawl-spaces) they say newer code allows for crawl spaces to be treated like sealed mini-basements. “Crawl spaces should be sealed, insulated, and passively kept warm if mechanical equipment, ducts and plumbing are left there. A crawl space is less likely to have moisture problems if the crawl space floor is higher than the exterior grade.”

 

If you are buying an older home with a crawl space, during the home inspection the condition of your crawl space will be examined and at that point depending on its condition, crawl space renovation may be something you need consider and to add to your budget for renovations. There may be mold that needs to be remediated, proper insulation that needs to be installed and flooring in the home that may need to be replaced!
